Commercial Construction

Applicants will need to supply the following when applying for a new commercial construction permit:
 
  • Permit Application
  • Soils Report
  • (2) Plat of Survey including grading detail by State of Illinois licensed engineer or surveyor
  • (3) Construction Plans by State of Illinois registered design professional
  • (3) Fire Sprinkler Plans by State of Illinois registered design professional
  • Fire Alarm Plans by State of Illinois registered design professional
  • Contractor List
  • $5,000-$10,000 Retainer depending on construction valuation


Commercial Build-Out
 

Applicants will need to supply the following when applying for a Commercial Build-Out permit:

  • Permit Application
  • (3) Construction Plans by State of Illinois registered design professional
  • Contractor List
  • $1,000-$2,500 Retainer depending on construction valuation
  • Fire Sprinkler/ Fire Alarm submittals are dependent upon existing conditions



Fees For Non-Residential Construction

For the construction, remodeling, erection, or installation of any new non-residential building or structure, including additions to existing and accessory structures, the permit fee shall be determined by the median square footage price listed in the RSMeans Construction Cost Data book (current edition as of the first of the calendar year), or the value of the project indicated on the permit, whichever is higher.  This value shall be multiplied by one and one half percent (1 1/2%) for the first five hundred thousand ($500,000) dollars of value, one and one quarter percent (1 1/4%) for five hundred thousand ($500,000) to one millions dollars ($1,000,000) of value and one percent (1%) of value thereafter.  This fee shall include all necessary building inspections for this permit, and will not be less than $100.  Any engineering reviews, plan reviews, special inspections, or inspections needed from an outside firm will be billed at cost plus ten percent (10%). 

Commercial Re-Occupancy
 
Any new owner or tenant occupying an existing space is required to complete a
Business License Application.  Applications require departmental review and approval.  The Community Development Department will review for use and zoning.  The Building and Fire Departments will perform inspections of the space for health and safety compliance.  A Certificate of Occupancy and Business License will be issued after departmental approvals.  If alterations are being made, a Building Permit will be required.
